Refinance one of your existing properties at a higher loan amount and pocket the difference. If your property has appreciated significantly, you may be able to fund your entire ADU build with no out-of-pocket cash.
A construction loan is specifically designed for building projects. Funds are released in stages as construction progresses. Once the ADU is complete, it typically converts to a permanent mortgage. Many Massachusetts lenders now offer ADU-specific products.
